Metal roofing in Lubbock: what to weigh first
Considering a metal roof? Here's what Lubbock County's hail record, the City's permit rules and national cost figures mean for the decision.
Lubbock hail: the main thing your roof has to handle
NOAA's Storm Events Database lists 156 hail reports in Lubbock County on 90 separate days from 2010 through 2025, with hail reported in every one of those 16 years. 129 reports were 1 inch or larger, and the largest was 4.5 inches.
Reports peak in May, then June and April. When you compare metal-roof quotes, ask each contractor what hail performance the specific product is documented to have, and ask for the manufacturer's paperwork rather than a verbal claim.
Permits and the new affidavit step
The City of Lubbock requires a roofing permit to tear off and replace a roof ($75 on the City's residential permitting page) and an inspection after completion. The contractor doing the work must be registered with the City.
From October 1, 2026, the City asks the roofing contractor to complete an interior inspection and submit a Residential Roof Replacement Affidavit before the final inspection is scheduled. Ask whether each estimate includes that step.
What a metal roof costs (national average, not a local quote)
Angi's U.S. national figures put a metal roof replacement at roughly $5,700 to $25,000, compared with $5,800 to $20,000 for asphalt shingle (updated March 5, 2026). These are not Lubbock prices. Roof size, panel type, tear-off and decking repairs decide your number, and only a written estimate gives it.
Lubbock's median home was built in 1986 (ACS 2024). On a roof that age, ask how decking problems found during tear-off will be priced.
Questions to ask before you choose metal
- Which metal system and panel profile are you quoting, and what gauge?
- What hail and wind performance is documented for this exact product? Can I have it in writing?
- Is tear-off included, or are you installing over the existing roof?
- Are you registered with the City of Lubbock, and will you pull the permit and file the roof replacement affidavit?
- What does the material warranty cover, and what does the workmanship warranty cover?
- If I file an insurance claim, what do you need from me? (Deal with your insurer directly; this is general information, not insurance advice.)
